Dubai's luxury coastal real estate continues to show strong momentum, with average prices per square foot rising between 3% and 10% annually across several key communities. Jumeirah Bay Island leads this trend, with average prices per square foot climbing from AED 3,313 in 2024 to AED 4,122 in 2025 — marking a 24% increase. In comparison, Palm Jumeirah saw a 5% rise, while Bluewaters Island and JBR each recorded 3% growth.
